The brief

The owner bought a vacant single-storey commercial building and wanted to know the best use of the building and site, then needed drawings and planning permission to convert it into homes.

What we did

  • A measured survey, with existing floor plans, elevations and a block plan
  • The layout of three two-bedroom houses inside the existing footprint, each with its own entrance, parking and garden
  • Proposed elevations, with new entrances and glazed doors out to the gardens
  • A block plan showing access, parking, gardens and 1.8 m close-board fencing
  • We managed the application through to approval; a planning agent submitted it

What made the numbers work

The value was in seeing that an existing single-storey building could become three homes without extending it, then setting out parking, gardens and access in a way the council would approve.
